Situated in the picturesque hills of Valtenesi, on the western shore of Lake Garda, the Garda Wellness project represents a significant investment opportunity in the hospitality and wellness sector. The project spans 39,200 sqm, divided into two functional areas. One zone, comprising 11,400 sqm, is designated for the development of a hotel project with a Gross Floor Area (GFA) of 4,500 sqm. The remaining area of 27,800 sqm is for agricultural use, where two buildings for the sale of local products (wine and olive oil) have already been approved, with a total surface area of 3,482 sqm. The hotel design envisions a structure across four terraced levels integrated into the hillside, with a maximum height of 14 meters. The initial project includes 51 rooms and suites, with the possibility of expansion up to a maximum of 100 rooms. The initiative aims for a low environmental impact, respecting the surrounding ecosystem. The total investment, which includes the hotel development, infrastructure, and agricultural components, is estimated at several tens of millions of euros, in line with similar operations in the Lake Garda area. The initiative is aimed at institutional investors, hotel operators, and funds specialized in the leisure and wellness sectors.
